About this calculator
Removing a textured (popcorn) ceiling is cheap in materials and expensive in labor and containment: masking floors and walls, wetting and scraping the texture, skim-coating the exposed drywall, sanding, priming, and painting. The big cost fork is age — texture installed before the early 1980s may contain asbestos, and testing is inexpensive while abatement is not. This calculator prices per square foot of ceiling with a difficulty multiplier for painted-over texture (which resists wetting and scrapes much slower), then optionally adds testing and abatement lines. 2026 US national averages run about $1.75-$3.50 per square foot for straightforward scrape-and-refinish, and $5-$12 per square foot when licensed abatement is required.

FAQ
Do I have to test for asbestos?
If the texture predates the mid-1980s, test before disturbing it — a lab sample typically costs under $100 and scraping asbestos-containing texture dry spreads fibers through the whole house. Many contractors will not start without a clear result.
Why does painted popcorn cost more to remove?
Paint seals the texture so water cannot soak in and soften it, which turns an easy wet-scrape into slow dry scraping and much heavier skim-coating afterward.
Can I just cover it with new drywall instead?
Yes — hanging quarter-inch drywall over the texture avoids the mess entirely and often lands at a similar price, though it lowers the ceiling slightly and complicates trim and fixture boxes.
