About this calculator
Drywall pricing has two halves that get quoted together but behave differently: hanging (cutting and screwing sheets to the framing) and finishing (taping, three coats of joint compound, and sanding to a level 4 or 5 finish). Finishing is the labor-heavy half and the reason a smooth level-5 ceiling costs much more than a knockdown-textured wall. This calculator converts your wall and ceiling area into 4x8 or 4x12 sheet counts, adds a waste factor, then prices hang plus finish labor at your local per-square-foot rate. 2026 US national averages run about $2.00-$3.50 per square foot installed and finished for standard level-4 walls, with level-5 smooth finishes adding roughly 20-35%.
Worked example
Using the values the calculator loads with:
Inputs
- Total drywall area (walls + ceilings): 1200 sq ft
- Sheet size: 4x8 sheet — 32 sq ft
- Price per sheet: 16 $
- Hang + finish labor rate: 1.85 $/sq ft
- Finish level: Level 4 — standard paint-ready
- Waste factor: 12 %
Results
- Total drywall cost: $3,172
- Sheets to order: 43
- Materials (board, mud, tape, screws): $952
- Hang + finish labor: $2,220
- Installed cost per sq ft: $2.64
What each field means
Inputs
- Total drywall area (walls + ceilings) (sq ft)
- The total drywall area (walls + ceilings) used in the calculation, measured in sq ft. Starts at 1200 sq ft so you have a working example on load. Accepted range: 50–20000 sq ft.
- Sheet size
- Pick the option that matches your situation — the maths changes per option. Choices: 4x8 sheet — 32 sq ft, 4x10 sheet — 40 sq ft, 4x12 sheet — 48 sq ft.
- Price per sheet ($)
- The price per sheet used in the calculation, measured in $. Starts at 16 $ so you have a working example on load. Accepted range: 8–60 $.
- Hang + finish labor rate ($/sq ft)
- The hang + finish labor rate used in the calculation, measured in $/sq ft. Starts at 1.85 $/sq ft so you have a working example on load. Accepted range: 0.5–6 $/sq ft.
- Finish level
- Pick the option that matches your situation — the maths changes per option. Choices: Level 3 — texture will be applied, Level 4 — standard paint-ready, Level 5 — smooth, critical lighting.
- Waste factor (%)
- The waste factor used in the calculation, measured in %. Starts at 12 % so you have a working example on load. Accepted range: 0–30 %.

FAQ
Why does the estimate add money on top of sheet price?
Joint compound, tape, corner bead, and screws typically run about $0.20-$0.25 per square foot — small per sheet, but real money across a whole house, so it is built into the material line.
What is the difference between level 4 and level 5?
Level 4 is standard paint-ready finish with taped and coated joints. Level 5 adds a skim coat over the entire surface, which is what you want under glossy paint or where raking light will reveal every seam.
Should I use 4x12 sheets?
Longer sheets mean fewer butt joints, which means less finishing labor and a flatter wall — but they are heavy and hard to move through finished spaces, so most remodels stick with 4x8 or 4x10.
Accuracy and limitations
- Results are estimates before tax, fees, and inflation unless an input explicitly covers them.
- Rates are treated as fixed for the whole period — variable-rate products will drift from this projection.
- This is educational maths, not financial advice. Check anything contractual with the lender or your accountant.
