About this calculator
This calculator rolls up an entire laundromat's monthly economics in one place: wash revenue from washers, dry revenue from dryers, ancillary income from vending and wash-dry-fold services, then subtracts utilities, rent, labor, and other fixed costs to land on net monthly profit. It's built for evaluating an existing store's asking price during a purchase, sanity-checking a new location's pro forma, or tracking whether your own store is hitting targets month over month. The single most useful output here is net margin — well-run laundromats typically net 20-35% of revenue after all costs, and if yours is well below that range, dig into utility cost per load and labor hours before assuming the location itself is the problem.

FAQ
What net margin should a healthy laundromat hit?
20-35% is a normal range for an owner-managed or lightly staffed unattended store; attended stores with heavier labor and wash-dry-fold service can still net 15-25% because WDF revenue carries its own labor cost baked in. Below 15% usually points to a rent or utility problem.
How do I value a laundromat for sale using this?
Take the projected annual net profit (before any owner's salary you'd add back) and apply a multiple, typically 2-3.5x annual net for an established unattended laundromat depending on lease term remaining, equipment age, and location quality.
Why is labor so low relative to other retail businesses?
Most laundromats run unattended or with a part-time attendant for a few hours a day, unlike a restaurant that needs continuous staffing. This low labor intensity is the core reason laundromats are marketed as semi-passive — but it also means owners need to personally handle machine breakdowns fast or contract a repair service.
What's the biggest lever to improve margin?
Utility cost per load and machine utilization (turns per day) move margin more than almost anything else, because rent and base labor are largely fixed regardless of volume. A 10% improvement in utilization can add several points of margin with zero extra fixed cost.
Accuracy and limitations
- Results are estimates before tax, fees, and inflation unless an input explicitly covers them.
- Rates are treated as fixed for the whole period — variable-rate products will drift from this projection.
- This is educational maths, not financial advice. Check anything contractual with the lender or your accountant.
