About this calculator
Sellers plan around the sale price and get surprised by the wire. Between commission, seller-paid closing costs, transfer taxes that vary wildly by state, prep and repairs found at inspection, buyer concessions in a slow market, and the mortgage payoff with per-diem interest, total selling costs commonly run 8–10% of the price. This calculator lays out every line, applies a regional index to the prep and repair work, and returns net proceeds along with the cost as a share of the sale price — the number that tells you whether selling now actually clears what you need. Worked assumption for the defaults: a $450,000 sale with 5% total commission, 1% transfer and recording, $6,000 of prep, $4,000 in inspection repairs, 1% buyer concessions and a $260,000 payoff — roughly $146,700 net.

FAQ
Is commission still 5–6%?
It is negotiable and always has been, and buyer-agent compensation is now handled separately in most markets. Enter whatever your listing agreement actually says rather than a rule of thumb.
Why is transfer tax a percentage?
Because it is charged that way, and the rate varies enormously — some states charge almost nothing, some cities add their own on top. Look up your county rate and enter it; the default is a middle-of-the-road placeholder.
Does the payoff equal my mortgage balance?
Not exactly. The payoff quote includes interest to the funding date and any recording or wire fees, so it runs slightly above the statement balance. Request an official payoff quote once you have a contract.
Where does the regional multiplier come from?
It is a job-level index against a US national average of 1.00, built from the spread contractors quote between low-cost rural markets and the highest-cost coastal metros. Materials vary less than labor, but bids move together, so one index tracks real quotes better than splitting them. Swap in your own multiplier by picking the tier closest to two bids you already have.
Accuracy and limitations
- Results are estimates before tax, fees, and inflation unless an input explicitly covers them.
- Rates are treated as fixed for the whole period — variable-rate products will drift from this projection.
