About this calculator

Not all storage square footage earns the same. Small units (5x5, 5x10) rent for a higher price per square foot than large units (10x30) because demand is denser and turnover costs are proportionally smaller relative to rent. A facility that leans too heavily on large units often has lower blended revenue per square foot even at full occupancy. This calculator takes your total building footprint split across three size tiers, applies a rate per square foot to each tier, and rolls up blended annual revenue and revenue per square foot so you can compare mix scenarios before finalizing a unit-mix study for new construction or a conversion project.

FormulaRevenue per tier = sq ft in tier × occupancy × rate per sq ft/yr. Total = sum of tiers. Blended rate = total revenue ÷ total sq ft.

FAQ

Why do small units rent for so much more per square foot?

Demand for 5x5 and 5x10 units is broader (renters, students, seasonal storage) and turnover happens faster, but each move-out only costs you cleaning a tiny space. The rent premium compensates for higher management intensity per dollar of revenue, not because small units cost more to build.

What's an ideal unit mix for a new build?

Most feasibility studies target roughly 25-30% small, 45-50% medium, and 20-25% large by square footage, adjusted for local demographics — more multi-family nearby favors small units, more single-family and business storage favors medium-large.

Should I convert large units to small ones in an existing facility?

Only if you have sustained waitlist demand for small units and the conversion cost (adding walls, doors) pencils against the rent premium. Run this calculator with the proposed post-conversion mix and compare to current revenue before committing capital.

Does unit mix affect occupancy stability?

Yes. Small units turn over more often, which means more marketing spend and vacancy risk between tenants even if the annual rate is higher. Large units are stickier — businesses and long-term movers rarely churn monthly — which stabilizes economic occupancy at the cost of some ceiling on rate.
