About this calculator

Most renters guess their contents limit and guess low. This calculator builds the number from the ground up: a per-room replacement estimate for furniture and everyday goods, plus separately valued electronics, jewelry, bicycles, and instruments that often exceed the sub-limits printed in a standard policy. It then applies a typical rate per $1,000 of contents coverage, your deductible choice, and your liability limit to produce an annual and monthly premium, and flags where scheduled personal property (a rider) is likely required. Renters policies are the cheapest meaningful insurance most households can buy — often $12-25 a month — and the coverage extends beyond the apartment to theft from a car and, in many policies, loss of use if the unit becomes uninhabitable. The point of this tool is to make sure the limit you choose actually replaces what you own at today's prices rather than at what you originally paid.

FormulaContents Limit = Σ Room Estimates + Valuables. Premium ≈ (Contents ÷ 1,000) × Rate × Deductible Factor + Liability Charge.

FAQ

Why would jewelry need a separate rider?

Standard policies cap theft of jewelry, watches, and furs at a low sub-limit, commonly $1,000-$2,500 in total regardless of your contents limit. Scheduling individual items adds cost but removes the cap and usually the deductible.

Replacement cost or actual cash value?

Choose replacement cost. Actual cash value depreciates a five-year-old sofa or laptop to a fraction of what a new one costs, and the premium difference is typically small.

Does renters insurance cover my roommate?

Usually not unless they are named on the policy. Separate policies are normally cheaper and cleaner than trying to add an unrelated roommate.

Does it cover water damage from upstairs?

Sudden discharge from a burst pipe or overflowing unit above is typically covered for your belongings. Flooding from outside water is not — that requires flood insurance.

Accuracy and limitations

  • Results are estimates before tax, fees, and inflation unless an input explicitly covers them.
  • Rates are treated as fixed for the whole period — variable-rate products will drift from this projection.
  • This is educational maths, not financial advice. Check anything contractual with the lender or your accountant.
