About this calculator

Renters insurance is cheap relative to the protection it provides, but most tenants either guess at a round number or accept whatever default their insurer suggests, leaving them underinsured after a fire, theft, or burst pipe. Proper sizing starts with a room-by-room or category inventory of what you actually own — electronics, furniture, clothing, and valuables — since replacement cost coverage (which pays what it costs to buy new, not depreciated value) requires you to know your total exposure to avoid a coinsurance-style shortfall. This calculator sums your itemized categories, adds a liability limit for personal injury or property damage claims against you, and factors in whether you want replacement cost or actual cash value coverage, since replacement cost policies run roughly 10-15% more but pay meaningfully more on an actual loss.

FormulaPersonal property need = sum of category values × replacement cost multiplier; recommended liability = max(300000, 2 × property value) rounded to nearest 100k.

FAQ

Why is my liability limit recommendation higher than my property value?

Liability coverage protects you against lawsuits for injuries or damage you cause to others, like a guest slipping in your apartment or your dog biting a neighbor, and these judgments regularly exceed the value of your belongings. Standard renters policies default to $100,000, but $300,000 is a more defensible floor given rising medical and legal costs, especially if you host guests often.

What's the real difference between replacement cost and actual cash value?

Actual cash value pays what your items are worth today after depreciation — a 5-year-old laptop might only get you $200. Replacement cost pays what it costs to buy a new equivalent item today, so that same laptop claim pays closer to $800. Replacement cost costs more in premium but usually closes the real financial gap after a loss.

Do I need a separate rider for jewelry or valuables?

Standard renters policies usually cap jewelry, watches, and furs at $1,000-$2,500 total regardless of your policy's overall limit, and theft-specific sub-limits can be even lower. If your valuables exceed that, a scheduled personal property rider itemizes and insures each piece individually, often requiring an appraisal for expensive items.

Does renters insurance cover my belongings if a pipe bursts or there's a fire?

Yes, both are standard covered perils under an HO-4 renters policy, along with theft, vandalism, windstorm, and smoke damage. It also typically covers additional living expenses if your unit becomes uninhabitable, paying for a hotel or temporary rental while repairs happen, usually up to 20-30% of your personal property limit.

Accuracy and limitations

  • Results are estimates before tax, fees, and inflation unless an input explicitly covers them.
  • Rates are treated as fixed for the whole period — variable-rate products will drift from this projection.
  • This is educational maths, not financial advice. Check anything contractual with the lender or your accountant.
