This calculator estimates the total certification-related cost for a project based on square footage and target certification level, using typical industry cost premiums reported in USGBC and cost-consultant benchmarking studies. LEED Certified/Silver premiums have shrunk substantially over the past decade as green building practices became mainstream — many Silver-level projects now see 0-2% premium — while Platinum and net-zero-ready targets still carry a more meaningful cost premium, mostly from higher-performance HVAC, envelope, and renewable energy systems rather than the certification fees themselves.
