Plywood Sheet Calculator

Calculate how many 4x8 plywood or OSB sheets a floor, wall, or roof needs — including waste and total sheathing cost.

Short answer

Plywood Sheet Calculator

42Sheets needed

Material comes to $1,764 and $1,884 with fasteners. Laying sheets perpendicular to joists with staggered seams uses slightly more material but roughly doubles floor stiffness.

How it's calculated: 1,200 sq ft plus 10% waste, at 32 sq ft per 4×8 sheet. Adjust the inputs below to recalculate for your own numbers.

Disclaimer: Estimates only — not a bid. Real construction costs swing with local labor rates, permits, soil and site conditions, material markets, and design choices. Get at least three written quotes from licensed contractors before budgeting.

Formula used

Sheets = area × (1 + waste) ÷ 32

A standard 4×8 sheet covers 32 square feet. Round up — you can't buy a partial sheet, and the offcuts get used for blocking anyway.

Sheets = ceil(Area × (1 + Waste%) ÷ 32 sq ft)

Plywood vs OSB

OSB costs 15–30% less and is structurally equivalent when dry. Plywood dries faster after getting wet and holds fasteners better at edges, which is why many builders still use it on roofs and in wet climates.

  • Leave a 1/8 in gap between sheets for expansion.
  • Glue and screw subfloor to eliminate squeaks.
  • Use exterior-rated adhesive and fasteners on sheathing.

FAQ

How many sheets of plywood do I need for 1,200 square feet?

About 42 sheets including a 10% waste allowance, since each 4×8 sheet covers 32 square feet.

How much does a sheet of plywood cost in 2026?

Commodity OSB runs roughly $28–40 per sheet and CDX plywood $40–60, with premium T&G subfloor above $55. Prices move weekly with the lumber market.

Is OSB as good as plywood?

For sheathing and subfloor in dry, properly detailed assemblies, yes — both meet the same span ratings. Plywood handles repeated wetting far better.
