Are closing costs tax deductible?

Short answer

Mostly no. Only two buyer closing costs are deductible in the year paid: prepaid mortgage interest and property taxes (if you itemize). Discount points are deductible over the loan's life (or immediately on a purchase meeting IRS tests). Everything else — title, appraisal, origination — gets added to your cost basis instead.
